What it is

Bridging finance is designed for situations where the capital needs to be available before a sale or refinance completes. Auction purchases can carry a 28-day completion deadline. A broken chain can leave days rather than weeks to complete. A bridge can also fund property that is not currently mortgageable, or refurbishment works that bring it into a condition suitable for longer-term finance.

The amount you borrow and the amount that reaches your account are not necessarily the same. Gross loan is the total facility before fees and any retained interest; net loan is the amount actually available to you. We make both clear from the outset, so you understand exactly what will be available on completion.

A credible exit is fundamental to any bridging facility. Whether that is the sale of the property, refinance onto longer-term debt or another defined repayment route, lenders will want to understand how and when the bridge will be repaid. The property provides the security; the exit provides the route out.
