Most bridging enquiries arrive with a deadline attached. An auction completion in twenty-eight days. A chain about to break. A refinance that has to land before a facility expires. In those moments the headline rate matters far less than a simple question: will this lender actually complete, on time, without moving the goalposts at the last minute?
That is where an operator's eye earns its keep. We have sat on the borrower's side of a bridge that slipped, and we know which lenders are genuinely fast and which merely say they are. A clean title, a realistic exit and a well-packaged case can move from enquiry to indicative terms inside twenty-four hours, and to drawdown in a matter of days.
The exit is everything. A bridge with no credible way out is not a bridge. It is a problem deferred. Before we introduce a case we want to see the refinance, the sale or the development completion that repays it, because a lender wants to see it too, and the ones who ask hardest are usually the ones who complete fastest.
